TPLC's CORUS BUILDING – A Home for Creativity

The new Corus Quay building will serve as the Toronto headquarters for Corus Entertainment, one of Canada's largest integrated media and entertainment companies. TPLC is the owner and developer of this development which will be an anchor in a new business, cultural and mixed-use community in Toronto's East Bayfront. The 500,000 square foot office and broadcast centre will be a hub of activity with round-the-clock broadcasting and public performances.

Corus was looking to consolidate its 11 different Toronto locations. TPLC had land in a prime location at the foot of Lower Jarvis Street along the shores of Lake Ontario. The result was a long-term lease, with Corus as the major tenant. The development helped retain more than 1,200 highly-skilled knowledge-based workers in Toronto.

Project architects for the base building are Diamond and Schmitt Architects. It will seek to achieve LEED Gold in the Leadership in Energy and Environmental Design (LEED) building rating system. The development has already been significant in kick-starting the revitalization of the area and is expected to be completed in winter 2009/2010.

PINEWOOD TORONTO STUDIOS – Creative Convergence

Pinewood Toronto Studios is Canada's newest and largest film and media business district in Toronto's Port Lands. Anchored by Pinewood Toronto Studios and boasting the world's largest purpose-built sound stage, Phase 1 of the development officially opened for business in the summer of 2008 on TPLC lands.

Pinewood Toronto Studios is a prime example of the innovative and strategic ways TPLC partners with the private sector in order to achieve public policy objectives and to leverage private-sector investment. This landmark complex has its roots in the City of Toronto's overall strategy to strengthen the competitiveness of Toronto's film industry. TPLC's research showed that in order for Toronto to compete internationally in attracting large-scale productions to the city, purpose-built studio space and larger sound stages needed to be built. Following a two-stage, open international competition, Toronto Film Studios and its parent, Rose Corporation, won the rights to develop the site.

The studio complex will include 550,000 square feet of film and television production space in over a dozen state-of-the-art sound stages, including the 45,000 square foot clear-span mega stage. Pinewood Toronto Studios will be more than an anchor for future development on Toronto's Port Lands. It will be a showcase for converging creative, media and knowledge-based companies in a new community.

EVERGREEN – Leadership in Innovative Developments

Evergreen is a joint development between TPLC and Monarch Corporation. Currently the largest, low-rise green residential community in Canada, the $100 million project will be built by Monarch in Toronto's Midland and St. Clair area. Construction began with a ground-breaking ceremony on June 11, 2008.

This development marks the first time that TPLC has partnered with a builder on a residential project. This is also the first time that an entire residential neighbourhood has been built to the highly-regarded and third party verified LEED-H green building rating system in Canada. The TPLC-Monarch partnership shows how the public and private sector can work together to achieve objectives critical to the City of Toronto such as climate change. Evergreen is a sustainable development that will demonstrate how a green residential community can be economically viable, marketable and used as a model in the greening of the home building industry without government funding.

The development area is close to 24 acres in size and will comprise of a mix of 206 town homes and single-family homes close to amenities and transportation. The first occupancies are scheduled for late 2008.
